We honestly believe that by taking a realistic look at how much free time, resources, knowledge and skills you have to devote to property management on a day to day basis, (even if you are a local Landlord, based in Taunton or the surrounding Somerset area), you will consider our management service value for money.  We aim to take care of everything for you, giving you peace of mind that your investment is safe in our hands, for example: We inspect every property within four weeks of the tenancy and then quarterly thereafter. We will up-date you about the state of your property during the tenancy with written and photographic inspection reports. We introduce ourselves as managing agents to neighbouring properties and deal with any concerns or disputes on your behalf. We keep a record of when your safety certificates are due to expire and arrange for these to be renewed. We contact your tenants early on to establish their intentions at the end of term. This means that if required we can re-market your property early, preventing a void period. We issue the necessary legal notices required to regain possession of your property at the appropriate time. We offer a 24/7 emergency contact number for both you and your tenants. Our on-line maintenance request service means that tenants can report a problem at their convenience. We will provide continual guidance and advice to ensure that your property and tenancy complies with changes to industry legislation. We collect the rent and forward it to you promptly along with a detailed monthly statement, saving you time and money when preparing your tax-return. We will arrange for weekly rent arrears collections and visits if required- but we find things don’t usually get that far. We will conduct check out inspections and deal effectively with any deposit returns or retentions. We will conduct end of term rent reviews. Essentially, we aim to provide a seamless service to both you and your tenants, beginning from the moment you pass across the keys to your property. However, if you only want us to market your property and source a suitable tenant, we can do that too.
